One of the main issues in urban studies is Local participation. Beside its theoretical and philosophical background, it is presented by the sustainable development. It is a solution for problems of local communities. It is important that roots of these problems is not just social, but it also refers to spatial issues. The deficiency of public spaces with appropriate spatial qualities is one of the most important problem in our local communities. It could decrease the social relationship that is one of the main reason for decreasing public participation. The aim of this paper is to asses and prioritize the perceptional and physical qualities that could improve participation in CHIZAR local community as a case study. The perceptual concepts asses in this paper because citizen's behavior is based on imaginary that formed based on these concept. A mixed method was used in the present study including logical argumentation method, descriptive-analytical method, the case-study method and survey research method. The close questionnaire was used and the sample size was calculated 60 persons. The analysis via questionnaire in CHIZAR showed that memorabilia was in first step and security and sociopetaloid were in second and third step respectively. The paper concluded the perceptual concepts affecting participation doesn’t necessarily link with their similar physical qualities; so it is suggested that beside the assessment of physical qualities, the perceptions are assessed in the questionnaire separately.
